MyMortgageLens Privacy Policy

Effective date: October 11, 2026
Website: https://mymortgagelens.com

1. Who We Are and Scope

MyMortgageLens (the “Site”) is an educational mortgage comparison website independently operated by Steven Cannon (“we,” “us,” or “our”). Steven is not acting as a mortgage lender or mortgage loan originator through this Site. This Privacy Policy explains how we collect, use, disclose, retain, and protect personal information when you use the Site, submit an inquiry, or communicate with us in connection with the Site.

This Policy applies to MyMortgageLens, not automatically to other websites, including Steven's separate real estate website, which may have different practices and notices. Where we link to third-party websites or services, their privacy policies govern their own collection and use of information.

2. Information We Collect

Information you provide. When you use the calculator, you may enter purchase prices, down payments, loan terms, interest rates, taxes, insurance, mortgage insurance, homeowners association costs, temporary buydown assumptions, and other comparison inputs. These are estimates and may reflect financial circumstances. Do not enter Social Security numbers, bank account numbers, payment card information, or other sensitive identifying information into calculator fields or inquiry messages.

Information you submit through the contact form. If you choose to contact Steven, we may collect your name, email address, telephone number, message or inquiry, and the mortgage comparison information included with your submission. We also record your selections concerning marketing communications, the consent language or version presented, and the date and time of submission. Technical information associated with a submission may be recorded to support security and consent documentation, depending on the implementation.

Communications and CRM records. If you communicate with us, we may maintain correspondence, call and text records, email content and metadata, delivery and unsubscribe status, preferences, notes, and follow-up history in our customer relationship management systems. Where connected services synchronize communications, those communications may be processed by the relevant providers.

Website and device information. Hosting and security services may process IP addresses, request timestamps, browser and device details, pages requested, error logs, and similar technical information necessary to deliver and protect the Site. If you accept optional analytics, Google Analytics 4 may process information about visits, page views, traffic sources, interactions, approximate location, device characteristics, and online identifiers. We do not intentionally send your name, email address, phone number, or the values you enter into mortgage calculator fields to Google Analytics.

Cookie and preference information. We store your analytics preference in your browser's local storage so the Site can remember whether you accepted or declined optional analytics. See our separate Cookie Policy for details.

3. How We Use Information

We use information as reasonably necessary to:

Submitting a contact request does not, by itself, authorize every type of future automated marketing communication. We use the permissions actually provided and any other lawful basis applicable to the communication.

4. Marketing, Calls, Email, and SMS

The contact form may offer separate choices for (a) email and telephone marketing and (b) SMS marketing. We record those choices independently. Where permitted by law and authorized by your selections, communications may include real estate listings, market information, builder incentives, financing-related educational information, and other real estate promotions. Certain communications may be prepared, scheduled, or delivered using automated systems.

SMS: Message frequency varies. Message and data rates may apply. Reply STOP to a marketing text to opt out, or HELP for assistance where supported. You may also contact us directly to request that texts stop. Consent to marketing is not a condition of purchasing a property or receiving real estate services. We do not sell or share mobile numbers or SMS opt-in data with third parties for those third parties' independent marketing purposes. Sharing with service providers that deliver messages on our behalf is different from sharing for their independent marketing.

Email: Use the unsubscribe mechanism in a marketing email or contact us to request removal from promotional emails. Transactional or individually requested communications may still be sent where lawful and necessary.

Calls: Ask us not to make marketing calls or contact us using the information below. We maintain suppression or preference records as appropriate to honor requests.

Revoking marketing consent does not necessarily require us to delete the minimal records needed to document and honor the opt-out. Opting out of one channel does not automatically opt you out of every other channel unless you request that or applicable law requires it.

5. Service Providers and Disclosures

We may disclose relevant information to providers acting on our behalf, including:

We may also disclose information when required by law, to respond to lawful process, protect safety or rights, investigate misuse, or in connection with a legitimate business reorganization or transfer, subject to applicable requirements.

We do not represent that we sell personal information. We do not currently describe MyMortgageLens as using behavioral advertising pixels or uploading contact lists to advertising networks; if those practices are introduced, this Policy and any required privacy controls must be updated before activation. Whether a particular disclosure is a “sale” or “sharing” under a state privacy statute depends on the facts and the law; contact us with any related request.

6. Analytics and Cookies

Optional Google Analytics 4 tracking is intended to remain disabled until you accept analytics through the Site's cookie banner. You may decline analytics and still use the calculator. You may revisit your choice using Cookie Settings in the Site footer. Browser settings may also let you delete cookies or stored data. Changing your preference does not retroactively erase information previously processed. See the Cookie Policy for additional information.

7. Data Retention

We retain information for periods reasonably necessary for the purposes described in this Policy, including ongoing relationships, responding to inquiries, marketing where authorized, maintaining consent and opt-out evidence, security, dispute resolution, and applicable legal, tax, or regulatory obligations. Different categories may have different retention periods, including periods established by our service providers. We do not promise a fixed deletion schedule that our systems have not been configured to implement. When retention is no longer justified, we take reasonable steps to delete, de-identify, or otherwise handle information as required by law. Backups and legally required records may persist for an additional period.

8. Security

We use reasonable administrative and technical safeguards appropriate to the information and systems involved, including access restrictions and service-provider security features. No website, network, or electronic storage system can be guaranteed completely secure. Please avoid providing sensitive financial account details, identification numbers, or confidential documents through this calculator or its contact form.

9. Your Choices and Privacy Rights

Depending on your location and the laws that apply to us, you may have rights to request access to, correction of, deletion of, or a copy of personal information; to withdraw consent; to opt out of certain marketing or data uses; or to appeal a decision about a privacy request. Some rights apply only when statutory coverage thresholds or other conditions are met, and exceptions may apply.

To submit a request, email MyMortgageLens@gmail.com. Describe your request and the email address or telephone number associated with your interaction. We may take reasonable steps to verify your identity before disclosing or deleting information. We will respond within the time required by applicable law. You will not be unlawfully discriminated against for exercising applicable privacy rights.

Where applicable law requires us to recognize a browser-based opt-out preference signal or offer additional choices concerning sale, sharing, or targeted advertising, we will address those obligations based on the Site's actual practices. This Policy does not claim that MyMortgageLens currently operates a separate advertising opt-out portal.

10. Children

The Site is intended for adults, not individuals under 18. We do not knowingly solicit personal information from children through the Site. If you believe a minor submitted personal information, contact us so we can review and take appropriate action.

11. International Visitors

The Site is operated in the United States. Information may be processed in the United States and other locations where our providers operate. Privacy rights and transfer requirements vary by jurisdiction. We do not claim specific international transfer certifications or contractual safeguards without confirming that they are in place.

12. Third-Party Websites

Links to third-party websites, including lender, builder, brokerage, social media, and service-provider sites, are provided for convenience. We do not control their privacy practices or content. Review their notices before providing information.

13. Changes to This Policy

We may update this Policy as practices, technologies, or legal requirements change. The effective date above will be revised when updates are published. If law requires additional notice or renewed consent for a material change, we will provide it.
